Common Flooring Failures and Causes
Quarry Tile:
Common Failure:
Lose tiles, Missing grout, Bad smells.
Average Life before Failure:
About 5 years.
Causes:
Enzymes in animal fats, acids in beverages (coke), and cleaning chemicals are detrimental on grouts and thinsets used in installing these floors, expansion and contraction. You will see most damaged around grills and deep fat fryers.The listed items deteriorate the grout and thinset that allows the quarry tile to come lose. When the temperature of tile changes 9 degrees in a 12 hour period, without proper expansion joints, the explosion joints, the expansion and contraction is enough to cause failure. Food and water works its way under the tile, rots, grows bacteria creating bad smells and unsanitary conditions. You will find that if not repaired the concrete itself will deteriorate. Sometimes it is recommended to use expoxy grouts and thinsets to install a quarry tile floor. You will find that this an expensive process and expoxy id subject to failure (Read more about this in our failures of expoxy).
Rubber Floor:
Common Failure:
Split seams, Large gaps at seams, Lose flooring, Bad smells.
Average Life before Failure:
About 5 years.
Causes:
PVC will shrink in size about 6". Rubber floor (PVC) are typically joined at the joints by a heat welding process. These seams will pull apart and separate with just a small temperature change. Once the floor has separated it allows water up under the rubber and then failure accrues. Foods and water works its way under the tile, rots and grows bacteria creating and smells and unsanitary conditions. You will find that if not repaired the concrete itself will deteriorate.
Epoxy Floors:
Common Failure:
Missing epoxy, Holes in epoxy, Epoxy in a gummy state, Dis-colored epoxy.
Average Life before Failure:
In some cases almost immediate.
Causes:
You will find epoxys sold in many forms, paint on, broadcast, trowel on, ect. Enzymes in animal fats, acids in beverages (coke), heat and cleaning chemicals are detrimental on epoxy floors.
You will see most damaged around grills, deep fat fryers and dish washing area. Epoxy cannot stand up to the items above. All epoxy's will start getting soft at 140 degrees and cannot stand up to a kitchen environment
